Multiple leaks or recurring water stains: One isolated leak might be fixable. Multiple leak points, or water stains that keep reappearing in different spots, usually point to the roofing system failing as a whole rather than one contained issue.
Visible sagging: Treat any sag in the roofline as urgent. It often signals structural damage well beyond what a surface repair can address.
Repairs that keep piling up: If you're calling a roofer multiple times a year for different issues, the running total of those repairs is often approaching or exceeding what a full replacement would cost, and you're still left with an unreliable roof.
