Property Manager FAQs

Answers about insurance certificates, documentation, scheduling around residents, and planning roof budgets.

Start with proof you can check. Texas doesn't issue a state roofing license, so ask for a current certificate of insurance, references from buildings like yours, and the manufacturer certifications behind the warranty being offered. A good bid includes photos of your roof, a written scope, the recommended system and why, and what keeps the warranty valid. Ask who supervises the crew and how they'll work around tenants. We send certificates of insurance the same business day, and our crew leads are OSHA-trained.

Repair bids are usually ready within 24 to 48 hours after the inspection. Replacements take a little longer to scope when they need core samples or a moisture survey. Every bid includes photos of what we found, a written scope, the recommended system and the warranty details, so you can take it to ownership without a round of follow-up questions.

In most cases, yes. We plan the schedule with property management, phase the work by building or section, and keep material staging and crew access away from tenants and customers where the site allows. Crew leads are OSHA-trained and run safety on site. If part of the work will affect a business or a unit, you hear about it ahead of time.

A new roof carries two warranties: the manufacturer's warranty on the roofing system and our workmanship warranty on the installation. Our workmanship warranty runs 10 to 25 years depending on the system and transfers to the new owner if the building sells. On TPO, PVC, modified bitumen, metal and other low-slope systems, we also offer manufacturer NDL (no dollar limit) warranties. Terms are written into your bid before you sign, and at closeout we register the manufacturer warranty and hand over the documentation.

Most manufacturer warranties require documented maintenance, prompt repair of reported problems, and approval before anyone cuts into the roof for new equipment or penetrations. Repairs by a contractor the manufacturer hasn't approved can also put coverage at risk. Twice-yearly inspections with written reports give you the records a warranty claim depends on.

Twice a year, once in spring and once in fall, plus after any hail or high-wind event. The spring visit catches storm damage, and the fall visit catches the heat and UV wear of a Texas summer. Regular inspections also build the maintenance records most roof warranties ask for.

Our plans include two inspections a year, photo documentation, clearing drains and debris, and a written report on what needs attention. Repairs are handled by contract, so you approve each one before work starts, and you're free to get other bids on larger projects. Properties on a plan get priority scheduling when a leak comes in.

We plan it building by building with property management. Residents get notice through management before work reaches their building, crews phase the work so only part of the property is affected at a time, and staging and parking are worked out in advance. Each building is documented separately with photos, so ownership can track progress and keep records for insurance and capital planning.

It depends on the lease. Many commercial leases put the roof structure and replacement on the owner and leave routine maintenance or damage the tenant causes to the tenant, but terms vary from one lease to the next. Check the lease, and your attorney if it's unclear. What we can do is document the roof's condition and the cause of the damage, which gives both sides the facts they need to sort it out.

Yes. We send certificates of insurance the same business day you request them, with your company or ownership group named as certificate holder or additional insured as required. Our coverage includes a $10 million umbrella policy. We also complete vendor registrations and onboarding paperwork for management companies.

Before work starts, you get a photo report of the roof's condition and a written quote. During the job, we send in-progress photos so you can show ownership what's happening without a site visit. At closeout, you get final photos, the completed scope, and the warranty documents for both the manufacturer and our workmanship.

Yes. We've worked on 30 apartment communities in the San Antonio area, including properties for Opportunity Home San Antonio. We schedule around residents, keep access open, and give management notice before work moves to a new building.

Yes. We inspect each roof, rate its condition, and give you a priority list with estimated costs so replacements can be planned into the capital budget instead of handled as emergencies. Roofs that only need repair or maintenance to last a few more years are marked that way.

We're a Supplier Member of the San Antonio Apartment Association and a member of IFMA San Antonio, the local chapter of the International Facility Management Association.

You get one point of contact from the quote through closeout. That person handles scheduling, updates, access coordination with your on-site team, and any questions from ownership.
