A commercial roof repair done right addresses the actual failure point, not just the visible symptom. Most leaks don't originate where the water shows up inside; they start upstream, at a seam, a flashing, or a penetration that's failed under San Antonio's heat, UV exposure, and storm cycles. A patch slapped over the wet spot fixes nothing, and a few months later the problem comes back worse.
USA Home & Commercial has repaired commercial roofs across San Antonio and Central Texas for more than 20 years, working on TPO, EPDM, modified bitumen, and built-up roof systems. We document the source and extent of the failure, scope the repair around the existing assembly, and provide records for property management and insurance needs. That matters when a roof failure can lead to tenant complaints, interior damage, and operational disruption.
We work directly with property managers and building owners on commercial repair projects, and we can meet the insurance adjuster on site when a claim is involved. Every project starts with a real assessment of the roof system, not a quick look and a quote. The goal is to fix the problem once instead of creating a recurring maintenance line item.
20+ years, 200+ five-star reviews, and residential and commercial credentials from leading manufacturers and industry programs.
Answers about finding leak sources, deciding between repair and replacement, and working while the building stays open.
Most of our commercial work is on apartment communities and retail centers. We also roof office buildings, warehouses, churches, schools and other commercial properties across San Antonio and Austin. Projects range from a single leak repair to full replacements on large buildings, and each one starts with an inspection of the roof system, drainage and access so the scope fits the building and how it's used.
We provide the documentation a claim depends on: photographs, condition notes and a detailed repair scope, and we can meet the adjuster on site to walk through the damage. If ownership has hired a licensed public adjuster, we work with them on the repair scope. We do not act as the adjuster, interpret policies, or negotiate claim payments. Coverage and payment decisions are made by the insurer.
Repair bids are usually ready within 24 to 48 hours after the inspection. Replacements take a little longer to scope when they need core samples or a moisture survey. Every bid includes photos of what we found, a written scope, the recommended system and the warranty details, so you can take it to ownership without a round of follow-up questions.
We trace it on the roof, not from the ceiling stain. On a low-slope roof, water often gets in at a seam, flashing, penetration or drain some distance from where it shows up inside. We check the membrane, seams, curbs and drains upslope of the leak, photograph what we find, and take a core sample if we suspect wet insulation. The repair then fixes the cause, and you get photos of the problem and the finished work.
We recommend a repair only when it will keep water out for at least one to two more years. If the membrane is failing across the roof, insulation is wet in large areas, or leaks keep returning in new spots, a replacement or recover is usually the better use of the budget. The inspection report shows the conditions behind the recommendation, so ownership can see the reasoning and plan for it.
Not statewide. The "25% rule," which requires replacing a whole roof section once more than a quarter of it needs work, comes from the Florida Building Code. Texas has no state rule like it. Whether a damaged roof is repaired or replaced depends on its condition, the code your city has adopted, manufacturer requirements, and, for a claim, your policy and the adjuster's decision.
We walk the whole roof and photograph the membrane, seams, flashing, penetrations, drains, edges and equipment curbs. We take core samples where we need to see under the membrane, and we can add a moisture or infrared scan at an added cost. You get a written report with photos within 24 to 48 hours. The inspection and report are free.
