A multifamily improvement project spanning roofing, LP SmartSide siding, window and sliding-door replacement, exterior carpentry, and structural repairs on the interior.
The Clairmont engagement combined a property-wide shingle reroof with broader exterior renovation and structural repair work across the retirement community.
The roofing scope included a full tear-off across the shingled areas, inspection and preparation of the roof deck, GAF FeltBuster synthetic underlayment, GAF StormGuard leak barrier, new flashings and drip edge, GAF Timberline HDZ shingles, Cobra Ridge Vent, and Z-Ridge Hip/Ridge Shingles. The facility’s separate flat-roof section remained outside the scope of the reroof.
Beyond roofing, the project scope included removal of the existing vinyl siding, inspection and localized replacement of the wood substrate, installation of a Tyvek moisture barrier, approximately 55,000 square feet of LP SmartSide ExpertFinish lap siding, and new trim, soffit, frieze board, and porch-ceiling panels. The property scope also included replacement of 207 windows and 154 sliding doors, with interior and exterior finish-out around the new openings.
Inside the community’s activities room, structural repairs included opening the affected wall area, installing engineered LVL beams and new stud columns in accordance with the engineer’s requirements, and restoring the disturbed surfaces with drywall, tape, float, texture, caulk, primer, and paint. Additional repair work addressed plywood, headwall and step flashing, drip edge, fascia, trim, and other exterior openings where needed.
